Raiwind Road Lahore societies guide 2026 - Rise Mall & Residencia on Main Raiwind Road

Raiwind Road Lahore Societies: The Essential 2026 Guide

Updated September 2026 · 11 min read · By The Rise Mall & Residencia

Raiwind Road has quietly become one of Lahore’s busiest development corridors. For this guide to Raiwind Road Lahore societies, we went through the Lahore Development Authority’s register of approved schemes entry by entry to see what is actually approved along it, how fast approvals are coming, and what a buyer should check — whether you are looking at a plot in a society or an apartment on the main road.

Where Raiwind Road runs

Raiwind Road Lahore societies guide 2026 - Rise Mall & Residencia on Main Raiwind Road

Raiwind Road begins at Thokar Niaz Baig in south-west Lahore, where it meets Canal Bank Road and Multan Road, and runs south towards the town of Raiwind. Its northern end is served by the Orange Line Metro’s Ali Town station, which links the corridor to the rest of the city by rail.

Further south, at Adda Plot, Raiwind Road meets the Lahore Ring Road. The Ring Road’s Southern Loop-3 (SL-3), an eight-kilometre, six-lane section running from Adda Plot on Raiwind Road to Maraka on Multan Road, opened to traffic in February 2024. That link put the southern stretch of Raiwind Road within easy reach of Multan Road and the wider Ring Road network.

A note on names

Several different roads carry “Raiwind” in their name. This guide covers Raiwind Road itself. Schemes on the Manga–Raiwind Road, the Halloki–Raiwind Road or the Raiwind Bypass, and schemes that are merely in Tehsil Raiwind but sit on Defence, Multan or Mohlanwal Road, are counted separately.

Raiwind Road Lahore societies in the LDA register

The LDA’s approved-schemes register lists 399 private housing schemes and land sub-divisions across Lahore. Of those, 82 entries give Raiwind Road as their location — roughly one in five, far more than any other single road in the city. The next busiest corridors, Ferozepur Road and Canal Road, have 35 and 33 entries respectively.

Approval status (as recorded by the LDA) Entries
Approved 50
Finally approved 21
Approved by the TMA and transferred to the LDA 2
Technically approved 8
Technical approval granted, final approval pending 1
Total 82

Put simply, 73 of the 82 entries are recorded as approved, and 9 are still at the technical stage. That second group is where buyers need to be most careful — more on that below.

Entries are not always separate schemes

Some large schemes appear more than once because the LDA lists revised layout plans as their own entries. Lake City, for example, appears as both a 2016 revised plan and a 2022 partial revision. Treat the counts here as entries on the register, not as a count of distinct communities.

Approvals are accelerating

Grouping the Raiwind Road entries by the date the LDA records for them shows a clear pattern: the corridor has seen more approvals and revisions since 2020 than in any full decade before it.

Period Entries
1970s 2
1980s 11
1990s 14
2000s 14
2010s 12
2020 – 2026 18
No date recorded 11

Eighteen entries in just over six years compares with 12 to 14 in each of the previous three decades. For some entries the recorded date is that of a revised plan rather than the first approval, but either way it points to the same thing: developers are still actively planning, extending and re-planning along this road.

The largest approved schemes on Raiwind Road

By approved area, the corridor is anchored by a handful of very large communities. Areas are in kanal, as recorded by the LDA.

Scheme Area (kanal) Recorded date Status
Lake City – Bella Vista (partial revision) 9,126.03 26-04-2022 Finally approved
Lake City – Bella Verde 6,746.04 12-01-2021 Approved
Army Welfare Trust Phase-II 6,151.96 11-03-2024 Technically approved (2nd revised layout)
Fazaia Housing Scheme Phase-I 3,940.88 06-02-2024 Technically approved
Bahria Orchard Phase-I 3,737.55 28-07-2009 Approved by TMA
Chinar Bagh (Greater Lahore Cooperative Housing Society) 3,398.69 14-01-1992 Approved
Etihad Town 2,200.38 03-12-2024 Finally approved
Government Officers Cooperative Housing Society, Sectors C & D 1,582.82 11-11-2005 Approved
Union Town 1,532.30 23-04-2004 (revised) Approved
Architects Engineers Housing Society 1,437.10 02-12-1997 Finally approved

Two of the five largest entries — Army Welfare Trust Phase-II and Fazaia Housing Scheme Phase-I — are recent and still recorded as technically approved, which shows how much of the corridor’s growth is still in progress.

Schemes still awaiting final approval

These nine Raiwind Road entries are recorded at the technical stage. Technical approval means the layout plan has cleared the LDA’s scrutiny; final approval is a later step. Buying here is not automatically unsafe, but it calls for extra checks on the specific block and plot.

  • Army Welfare Trust Phase-II — second revised layout plan technically approved
  • Dream Housing — technical approval granted 29-03-2021, final approval pending
  • Etihad Town Premier Enclave
  • Fazaia Housing Scheme Phase-I
  • Gulistan-e-Muhammad land sub-division
  • OPF Town
  • Palm Vista (previously approved as United City)
  • SBS Homes
  • Urban Enclave land sub-division

Check the block, not just the society name

Approval is granted to a defined layout. A society can be on the register while a later block, extension or pocket is not. Always confirm that the specific phase and block you are buying into is covered.

What is driving demand on Raiwind Road

Connectivity

The corridor now has rail at its northern end (the Orange Line at Ali Town) and Ring Road access at its southern end through the SL-3 link at Adda Plot. For residents, that means two practical routes into the rest of the city instead of one congested road.

Established communities

Large, long-running communities such as Lake City and Bahria Orchard give the area schools, shops and a settled population. New projects benefit from that existing demand rather than having to create it.

Education and healthcare

Universities including Beaconhouse National University and Superior University, and Sharif Medical City, are located on or just off the corridor. Institutions like these bring staff, students and visitors — and with them, steady demand for homes and rentals.

Space to grow

Compared with central Lahore, the southern stretch of Raiwind Road still has room for new development, which is why so many recent approvals are here.

From plots to apartments

Almost every entry on the LDA register is a horizontal housing scheme: land divided into plots on which buyers build their own homes. That is how Raiwind Road grew for five decades.

A newer layer is now appearing along the main road itself: apartment buildings and mixed-use projects that combine shops on the lower floors with homes above. For buyers, they offer something a plot cannot — a finished home with security, lifts and shared amenities, without the cost, time and risk of construction.

They also need a different kind of check. A building’s approvals are separate from a housing scheme’s place on the register, so an apartment buyer should ask for the building’s own plan approval and the developer’s title documents, not just the name of the surrounding society.

Where The Rise Mall & Residencia fits

The Rise Mall & Residencia is a mixed-use building on a 4.5-kanal site at Jinnah Avenue Commercial, Al-Kabir Town Phase-2, on Main Raiwind Road opposite Lake City. It combines a shopping mall on the lower floors with studio, one- and two-bedroom apartments above, and according to the project it is about two minutes’ drive from Adda Plot and three minutes from the Ring Road.

How to verify a society or building before you buy

  1. Find the scheme on the LDA register. Search our complete list of LDA-approved societies in Lahore, or the LDA’s own register at lda.gop.pk. Marketing names often differ from registered names, so search the mauza too.
  2. Read the status carefully. “Technically approved” and “finally approved” are different stages.
  3. Confirm your phase and block are part of the approved layout.
  4. For an apartment, ask for the building’s plan approval and any required NOCs, in addition to the scheme’s status.
  5. Check the title. Ask for ownership documents for the land and verify them independently.
  6. Visit the site — more than once if the project is under construction.
  7. Pay only through bank channels in the developer’s company name, and keep every receipt.

Frequently asked questions

How many LDA-approved societies are on Raiwind Road?
The LDA’s approved-schemes register has 82 entries that give Raiwind Road as their location, about one in five of the 399 entries across Lahore. Some large schemes appear more than once because revised layout plans are listed separately.
Which are the biggest societies on Raiwind Road?
By approved area, the largest entries are Lake City (Bella Vista and Bella Verde), Army Welfare Trust Phase-II, Fazaia Housing Scheme Phase-I, Bahria Orchard Phase-I, Chinar Bagh and Etihad Town.
Is Raiwind Road a good place to invest in 2026?
The corridor has the largest number of approved schemes of any road in Lahore, a rising rate of new approvals, rail access at Ali Town and Ring Road access at Adda Plot. Those are strong fundamentals, but any individual purchase still depends on the specific project’s approvals, developer and price.
What does “technically approved” mean for a society?
It means the LDA has cleared the scheme’s layout plan, but final approval has not yet been issued. Nine Raiwind Road entries are currently at this stage. Check the specific block and plot before buying.
Is Raiwind Road connected to the Lahore Ring Road?
Yes. Raiwind Road meets the Ring Road at Adda Plot, and the Southern Loop-3, which opened in February 2024, runs from Adda Plot to Maraka on Multan Road.
Can I buy an apartment on Raiwind Road instead of a plot?
Yes. Apartment and mixed-use buildings are now being built along the main road. They offer a finished home with shared amenities, but you should verify the building’s own approvals as well as the status of the surrounding scheme.
